Access Statement For The Oast House
Accommodation on 2 ½ floors

Introduction

The Oast House is an 'upside-down' self-catering cottage on 2 floors, built in stone with the sleeping accommodation downstairs and the living accommodation upstairs; it sleeps a maximum 4 people. It is quite an old building, part of a former stone hop kiln that has been sympathetically converted into two character holiday cottages, in fact the lounge comprises of the upper part of the old hop kilns, the frame of which forms the ceiling. All rooms are heavily beamed with ancient timbers, many having interesting carpenter's marks and some which clearly came from an even older building.

Pre-Arrival

  • Bookings / enquiries can be made online, via email, fax, phone.

  • The nearest bus stop is 400 yards away in Acton Green but buses do not run from here regularly and usually are not adapted for wheelchair users. A better bus-stop with more frequent services is in Bromyard, 5 miles away and would require other transport to reach it; we have telephone numbers for accessible taxis if one is required.

  • The nearest train station (Malvern Link) is 7 miles away; there are usually taxis at the station however it is recommended to book accessible taxis in advance; we have numbers for accessible taxis if one is required.

  • We offer the facility to hire wheelchairs and other aids and also equipment (such as profile mattresses and hoists), please ask for a price list when booking.

  • We can arrange for shopping to be delivered, please advise of your requirements. We can also arrange for some freezer meals as well as beverages from the shop to be in the cottage when you arrive, please ask for a menu and order form.

Arrival & Car Parking Facilities

  • Private gravel car parking opposite the cottage with space for two vehicles.

  • Vehicles are also able to park so that there is ample access to the rear of the vehicle.

  • The path leads directly to the bottom of a steep flight of stairs which in turn lead to the only entrance to the cottage. The stairs have an uneven surface.

  • The entrance and pathway has passive infra-red lights that are activated at night for your safety.

Ground Floor

  • Short pile carpet from stairs and throughout ground floor (not bathroom)

  • Doors to the bedrooms and bathroom on this floor are 78cm wide

 Main Entrance & Reception

  • The main entrance is from a paved pathway to a porch beneath the original external stone steps leading to the first floor. There is a 45cm step into the porch, followed by a 90 degree turn to the left and a second 45cm step into the entrance lobby.

  • The entrance door is 82cm wide and is hinged on the right.

  • Inside the front entrance is the staircase to the first floor ahead, door to the double bedroom to the left, twin bedroom ahead and shower room to the right.

WC & Shower Room

  • Door width 76cm wide

  • Bathroom contains curtained shower with 17cm high entry plinth, toilet, and wash basin. Shower tray measures 1200x575cm.

  • Available space free of door and furniture 1.9 by 2 metres

  • Ceramic tiled flooring

Stairs to First Floor

  • 14 steps with a small landing at the top (600x600cm approx). Steps are18cm high, 31 cm deep and 1.2 wide.

  • Handrail on one side of the stairs

Four-poster double room

  • Bed height 46cm, 4ft6 bed, space each side of bed 76cm, free space clear of doors or furniture 4 by 3.2 metres.

 Twin room

  • Twin 3ft beds, bed height 48cm, total space possible between beds (where beds are on opposite walls) is 1.9 metres. Free space clear of doors or furniture 2.8 by 3.1 metres.

First Floor

 Lounge

  • Accessed through open archway (no door) from the dining room (width 85cm) or staircase to ground floor bedrooms.

  • Flooring is short pile carpet.

  • Furniture is not moveable; there are plenty of non feather cushions provided.

  • Digital TV with integrated Freeview and Teletext provided with remote control (also available are DVD, stereo with CD)

Kitchen and Dining Room
Self-Catering Kitchen:

  • Kitchen can be accessed from the entrance to the cottage, the staircase to the ground floor bedrooms and 78cm from lounge

  • Worktop height 93cm.

  • Oven door is drop down, height of lowest shelf 1.12 metres, can be accessed from the side

  • Sink is 88cm high with no clear under space (cupboards under).

  • Hob is 93cm high

  • Flooring is laminate flooring

  • Evenly lit kitchen with spotlights above work surfaces where required

  • Good contrast between floor, cupboards and other surfaces

  • Fridge freezer, highest shelf in fridge 1m 57cm and lowest drawer in freezer 25cm.

Laundry
There is a separate laundry available which is situated next to the main office.

Shop

  • The shop is situated to the left of the office and can be accessed from the cottage via a paved wheelchair-friendly pathway.

  • The shop has oak flooring and all units are accessible by wheelchair users, with plenty of turning space.

  • A computer is available for internet access and is set on a corner desk, space underneath the surface.

Additional Information inc. Outdoor and Leisure Facilities

  • Access to children's play area on a slightly sloping lawn with swings, climbing frame and slide.

  • Also provided outside is a wooden table 130cm long and 130cm wide, 4 armed wooden chairs and a barbecue.

Grounds and Gardens

  • Private garden (grass and paving) can be accessed by an even paved path.

  • Recycling area can be accessed by a hard, paved pathway, no steps
